Identity and tax status
From the start: ID document, proof of address, and the local tax number if buying abroad. For a foreign buyer in Portugal, the NIF is the first step, often forgotten until it is urgent.

When the client uses a mortgage, the bank asks for recent payslips, the tax return, bank statements and, where relevant, the employment contract. A pre-approved client is in a far more solid position.

On the seller side: title deed, the energy certificate, condominium rules and recent meeting minutes, and the usage licence. Confirming everything is in order before the promissory contract avoids nasty surprises.
